BLOOR HOMES – BRATTON GREEN

A proposed new neighbourhood with sustainability at its heart, providing high-quality family and affordable homes, a new primary school, a local centre with a range of community facilities and 2ha of employment space. All set within extensive green public open spaces, with a focus on delivering fantastic new outdoor recreation facilities and significant biodiversity enhancement.

Informed by a draft allocation in the emerging Telford & Wrekin Local Plan, family-owned five-star housebuilder, Bloor Homes, is at the early stages of preparing outline plans for Bratton Green.

Bratton Green is a proposed new neighbourhood to the north of Bratton and Shawbirch, Telford. It forms part of a wider site identified in the emerging Telford & Wrekin Local Plan to meet local housing need over the next 15 years, in line with government housing targets. 

Informed by the draft Local Plan allocation, the proposed new neighbourhood at Bratton Green would provide:

  • Up to 1,500 high-quality, energy efficient family and affordable homes
  • Specialist older people’s housing
  • A new three-form-entry primary school
  • A local centre offering a range of community facilities and mobility hub
  • Extensive new outdoor recreation facilities including sports pitches and supporting infrastructure
  • A focus on providing high-quality green space and biodiversity enhancements
  • A network of landscaped walking and cycling routes
  • Extensive landscape planting to significantly increase tree cover across the site
  • 2ha of employment space
  • A package of local highways improvements
  • Significant investment to support local infrastructure, including healthcare, education, sports and leisure, etc.

A focus on sustainability and biodiversity

The new homes at Bratton Green will be built to Future Homes Standard, meaning a gas-free development with new homes incorporating air source heat pumps, PV cells, uprated insulation and EV charging infrastructure. This will deliver a neighbourhood of operationally net zero carbon homes.

Bratton Green will be a vibrant, healthy neighbourhood, with a focus on providing extensive green public open spaces and significant biodiversity enhancements. Existing mature trees and hedgerow will be retained and enhanced, where possible, with new landscape planting, delivering a significant increase in tree cover across the site. A blue infrastructure scheme for the site will deliver high quality wetland habitats.

Bloor Homes is a member of the Homes for Nature programme which will see the installation of swift nesting boxes in every new home and hedgehog highways between gardens.

Community consultation

Timeline

Ongoing preparatory work, including EIA Scoping request

Early 2025

We are carrying out preparatory work prior to launching consultation with the community on the emerging outline plans. This work includes the submission of an Environmental Impact Assessment (EIA) Scoping Opinion request to the local authority. Pre-application community consultation

Spring/early summer 2025

Outline planning application

Late summer/Autumn 2025

We will submit an outline planning application for our proposed neighbourhood of new homes, school, community infrastructure, employment land and extensive green public open spaces to Telford & Wrekin Council. This website will be updated with information about the submitted plans and email notifications will be sent to all who have opted-in to receive them advising of the outline planning submission.

Statutory consultation

Late summer/Autumn 2025

Telford & Wrekin Council will carry out Statutory Consultation on the submitted outline plans, seeking feedback from statutory bodies such as local parish and town councils, the local NHS, Natural England, the Environment Agency, education providers and highways authorities, as well as members of the public.

Outline planning application determined

Telford & Wrekin Council will make a decision on our outline planning application.

Reserved matters planning applications

Estimated 2026

Should outline planning permission be granted, we will then prepare detailed Reserved Matters planning applications for phases of the new neighbourhood as they come forward. This would involve further consultation with the community on these matters of detail prior to the Reserved Matters planning applications being submitted.
